Committees

The Zoning Board of Appeals and Planning Commission provide oversight and advisory support for land use and development within the Village. Their role is to ensure that growth occurs in a manner that is safe, fair, and consistent with the Village’s zoning ordinances and overall community character. Together, the Plan Commissioner, ZBA Chair, and Board Members (the Board) help balance private property interests with the long-term goals and quality of life of the Village.

Our Role

Land Use Review
The Board reviews land use requests from residents and developers seeking to construct new buildings, expand existing structures or change how a property is used. This includes requests such as home additions, new construction, or the conversion of residential properties to commercial or mixed-use developments.

Zoning Ordinance Compliance
The Board ensures that proposed projects comply with the Village’s zoning ordinances, which regulate permitted uses, building placement, density, and other development standards within residential, commercial, and other zoning districts.

Variances and Special Exceptions
When a proposal does not fully meet zoning requirements, the Board reviews requests for variances or special exceptions. It evaluates whether such requests meet established criteria and whether granting relief would be appropriate and consistent with community interests.

Community Character and Development Standards
The Board helps protect the Village’s character, appearance, and safety by guiding development in a manner that aligns with community goals, established plans, and neighborhood compatibility.

Public Hearings and Community Input
The Board facilitates public participation by holding meetings or hearings on zoning matters. These forums allow residents and neighboring property owners to provide input, voice concerns, and stay informed about proposed developments.

Advisory Role to the Village Board
The Board serves in an advisory capacity to the Village Board by providing findings, recommendations, and guidance on zoning and land use matters. Its input supports informed decision-making and the consistent application of Village policies and regulations.
